How Cross River Rail is shifting Brisbane property values

Cross River Rail — the biggest infrastructure project Brisbane has had in a generation — is getting close. The property market is already moving on it. Suburbs near the new underground stations have posted measurable price gains over the past year.

Where you can see it clearly

Woolloongabba, Boggo Road and the Albert Street precinct are showing the strongest tailwinds. Developers and owner-occupiers are competing for the limited stock around them. Suburbs along feeder bus routes and active transport links are also seeing flow-on effects.

What's the long game?

Research on Sydney and Melbourne rail openings shows properties within a 10-minute walk of a new station typically lift 5–15% over five years. Brisbane is unlikely to be much different.

What buyers and sellers should do about it

Buyers: focus on what's actually within walking distance of a confirmed station, not a kilometre away with a hill in between. Sellers: if you're in a station catchment, your marketing should say so explicitly.
