About us

Independent Brisbane property insights for homeowners

We started this because most homeowners head into a sale (or a refi, or just a coffee with an agent) without really knowing what their place is worth. We fix that — using the same sales data the agents are looking at.

What we do

We pull recent comparable sales, suburb medians and what’s currently on the market into a free property report. Sellers use it to time a campaign. Refinancers use it to argue with the bank valuer. Plenty of people just want to know if the renovation paid off.

How we make money

When someone we’ve helped is ready to list, we introduce them to one of a small panel of Brisbane agents. The agent pays us a referral fee. You pay nothing for the valuation, the suburb data or any of the guides — and if you don’t click with the agent we suggest, you walk.

Independence

We don’t list properties, and no agency owns us. The suburb pages, guides and market commentary don’t push one agency over another. If a panel agent starts underperforming, they come off it.

Who’s behind this

Our suburb data, guides and market updates are written and maintained by people who spend their days reading Brisbane sales records — not generated and forgotten. Articles carry a byline so you know who stands behind the analysis.

Daniel Mercer

Lead Market Analyst

Daniel leads the market analysis behind Brisbane House Prices. He has spent more than a decade reading South East Queensland sale records — first in residential valuation support, then in property data journalism — and now builds the suburb medians, growth estimates and quarterly market updates that run on this site.

His focus is turning raw, messy sales data into something a homeowner can actually act on: a realistic price range, an honest read on which way a suburb is moving, and the context to know whether a headline number applies to a house like theirs.

Focus areas

  • South East Queensland suburb price trends
  • Comparable-sales valuation methodology
  • Auction clearance and listings analysis
  • Infrastructure-driven price growth (rail, Olympics precincts)
