Brisbane auction clearance rates — Q1 2026

The auction floor opened 2026 hard. Clearance rates sat above 70% week-in week-out across January, February and March. Inner suburbs led — open-air auctions in Paddington, New Farm and Bulimba routinely went above reserve, often well above.

What's keeping clearance rates this high

Three things, in order: buyer pre-approvals are still strong, supported by rates that haven't moved much; listings volume has been moderate, which keeps competition tight on whatever does come up; and sellers have lifted presentation standards because they have to compete for attention online.

Suburbs worth watching

Inner-south corridor — Annerley, Yeronga, Moorooka — where character houses keep pulling multiple bidders. Bayside (Wynnum, Manly) is back on more shortlists than it was eighteen months ago.

What it means if you're selling

Conditions are good but pricing is everything. Overconfident reserves still get passed in. Realistic reserves still get blown past at the hammer.
