The Brisbane calendar has rhythms but the right month depends on your suburb, your property type and what's going on in your life. Here's the practical version — when to list, what to expect.
Spring (September–November)
The classic window. Gardens look their best, weather holds up for opens, buyers come back en masse. Deeper buyer pool, but also more competing listings — you'll need to stand out.
Autumn (March–April)
Consistently strong. Serious buyers, slightly thinner listings volume. Well-presented homes routinely get premium prices in this window.
Winter (June–August)
Low stock, intense competition for the premium listings. The downside: short daylight makes late-afternoon inspections awkward. Schedule opens for late mornings.
Summer (December–February)
Skip the December–early January window — nobody's home. Late January through February can be productive in lifestyle-driven suburbs where the renters and the tourists overlap.
